Project Summary

Lime, Listed & Historical was commissioned to restore a Grade II listed elevation in Leicester, where previous cement render had caused significant damp issues. The project required careful restoration using compatible materials to ensure the preservation of the building's heritage while adhering to the conservation officer’s guidelines, particularly in relation to a mural commemorating the old Savoy Theatre.


Works Carried Out

  • Removal of Cement Render: Existing cement render was carefully stripped away to allow the underlying substrate to breathe and dry, preventing further damp issues.
  • Structural Repairs: Comprehensive structural repairs included the replacement of damaged bricks, installation of Helifixing stainless steel mesh ties for stability, and the re-pointing of joints using compatible lime mortar.
  • Out-of-Flatness Management: The wall exhibited significant unevenness, requiring up to 200mm (8 inches) of dubbing out in some areas. Lathes were installed as a guide to achieve a flat surface and to rule off the render to the correct depth.
  • Base Coating and Rendering: A lime base coat was applied, followed by a breathable, silicone-enhanced render finish for additional weather protection, suitable for the elevation's exposure. The render finish was designed to respect the building's traditional appearance while improving its ability to manage moisture.

Conservation Considerations

The restoration included the important condition of integrating a mural to commemorate the historical significance of the Savoy Theatre, which had previously stood on the site. This was implemented in collaboration with Leicester City Council and the conservation officer to ensure cultural relevance and historical accuracy.

Materials and Workmanship

  • All restoration works utilised lime-based mortars and renders to ensure compatibility with the original building fabric.
  • Reclaimed or matching bricks were used for replacements, along with Helifixing stainless steel mesh for structural reinforcement.
  • The skilled craftsmanship applied throughout this project ensured that the final finishes were both visually appealing and durable.
