Project summary

A Grade II listed property in Spondon, Derby was suffering long‑term decay caused by inappropriate cement‑based pointing, and non‑breathable renders and paints. Lime, Listed & Historical were appointed to reinstate a vapour‑open, compatible repair strategy across repointed brickwork and rendered elevations, stabilise the structure where required, and reinstate a natural hydraulic lime (NHL) render finish that respected the building’s historic character.


Survey and diagnosis

  • Full condition survey and photographic record of all elevations, mapping areas of failed pointing, cement render, salt staining and moisture retention.
  • Identification of principal failures: impermeable cement pointing and render trapping moisture within the soft, lime‑mortared brickwork; loss of bed‑joint cohesion; corroding lintels and localised bulging/slippage of masonry.
  • Conservation brief: restore vapour permeable function so the fabric could breathe and dry, undertake minimal‑intervention structural stabilisation and reinstate a sympathetic external finish.

Preparatory works and structural repairs

  • Soft removal of existing cement render and impermeable paint layers to allow drying and to reveal the underlying brickwork for assessment.
  • Monitoring period to confirm moisture reduction prior to further works.
  • Localised structural repairs carried out in natural hydraulic lime:
  • Lintel inspection and repair or replacement where corrosion or failure was evident, specified to match load and exposure.
  • Helifix stainless‑steel helical anchors installed to re‑stabilise loose beds and tie unstable sections of masonry.
  • Brick replacement using reclaimed units selected for size, colour and texture to match existing coursing where units were beyond repair.
  • Repointing of exposed joints in compatible NHL mortar where original bedding could be conserved; tooling matched to the historic profile to shed water and replicate appearance.
  • All preparatory repair work used NHL mortars selected for appropriate strength, permeability and aesthetic match.

Extensive brickwork repointing and finished exposed areas

  • The majority of the building was carefully raked out and repointed in NHL mortar. Workmanship emphasised correct joint depth, aggregate grading and tooling to ensure vapour permeability and a sympathetic visual match to the original mortar.
  • Repointing was left exposed on the majority of elevations to reveal the restored brickwork and the finished lime joints. The exposed repointing presents clean, weather‑shedding profiles that integrate with the masonry while permitting free moisture movement.
  • Trial panels and mock‑ups of repointing texture and colour were prepared and approved by the client and conservation officer prior to full‑scale execution to ensure accurate visual and material matching.

Rendered elevations — removal and reinstatement

  • On elevations the brickwork had been so damaged by prior cement renders that reinstatement of exposed brick was not feasible; these elevations were specified for a breathable NHL render system.
  • Removal: cement render and non‑breathable paint were stripped back to provide a sound, dry substrate. Salt‑affected faces were isolated or treated where practicable.
  • Pre‑render stabilisation: consolidates, local brick repairs, lintel works, Helifix ties and selective repointing were undertaken to provide a stable, keyed substrate for rendering.
  • Rendering specification and application:
  • A three‑coat natural hydraulic lime render build‑up (scratch, float and fine finish) was applied to recommended thicknesses with controlled set/cure periods between coats.
  • No metal or rigid beads were used. Corners, openings and junctions were hand‑rolled and eased to produce soft arrises that follow the building’s original, vernacular contours.
  • Edges, reveals and junctions were curved rather than formed sharp and neat, deliberately preserving a softer, more authentic appearance consistent with historic finish and weathering.

Conservation protocol and quality control

  • Trial panels produced and approved by the client and conservation officer to agree mix, texture and finish for both repointing and rendering.
  • Moisture monitoring carried out before and during works to ensure the wall fabric was drying and to time interventions appropriately.
  • Full photographic record, mix specifications and method statements compiled and handed over as part of the project archive.

Outcome and client response

  • The works successfully removed impermeable barriers, returned the fabric to a vapour‑open condition and stabilised localised structural defects. The majority of the building was sympathetically repointed and left exposed, revealing neat, durable lime joints that restore proper joint function and visual coherence to the elevations.
  • Where bricks were too degraded for repair, a breathable NHL render was reinstated to protect and unify the elevation. The three‑coat NHL render provides a durable, vapour‑open surface that accommodates movement and moisture fluctuations while retaining the building’s character. Hand‑rolled arrises and softened edges follow original contours, creating a charming, vernacular finish rather than a sharp, engineered appearance.
  • Conservation officer and the client expressed satisfaction with the sympathetic material choice, workmanship and the building’s improved vapour‑permeable performance.

  • Helifix stainless‑steel helical ties and bespoke lintel repairs.
  • Reclaimed matching bricks for local replacement; extensive hand‑applied repointing and detailed finishing by experienced craftsmen.
