TORC Cleaning - Low impact, controlled cleaning for listed and historic buildings

At Lime, Listed and Historical we recognise that cleaning historic fabric requires methods that remove soiling and incompatible coatings while preserving the material’s ability to breathe and function.

TORC Cleaning is our specialist, conservation focused process that uses controlled, low impact cleaning techniques, adjustable nozzle systems, targeted poultices and careful hand work to safely remove dirt, biological growths, black crusts and many paint residues from stone, brick and lime based surfaces.

What is TORC Cleaning?

TORC Cleaning is a precision cleaning system designed for conservation use on listed and historic buildings. It combines adjustable low‑impact water application, extraction, conservation‑grade poultices and manual assistance (soft brushes, wooden spatulas and micro‑tools) to lift deposits and soften paint residues so they can be removed by hand. The method minimises abrasive action and limits moisture penetration to protect fragile or porous substrates.

Why TORC Cleaning is appropriate for historic buildings

  • Precision control: Flow and nozzle adjustment permit a gentle, incremental approach to cleaning that protects mortar joints, carved detail and delicate tooling.
  • Low abrasion: Reduces loss of surface profile and prevents the mechanical damage associated with abrasive blasting or high pressure washing.
  • Controlled wetting: Combined extraction and absorbents limit water penetration and reduce the risk of salt mobilization and prolonged wetting.
  • Facilitates breathable repairs: Leaves surfaces suitable for lime repairs and vapour permeable finishes by removing impermeable coatings and contaminants.

Key benefits

  • Preserves substrate integrity: Minimal mechanical impact on lime plaster, historic render, soft stone and brick.
  • Restores breathability: Removes impermeable and failing paints that trap moisture and salts, enabling proper moisture movement.
  • Effective on a range of soiling: Removes biological growth, soot, black crusts, atmospheric grime and many soft paint residues when accompanied by poultices and hand removal.
  • Safer site conditions: Vacuum extraction reduces airborne dust and particulate, improving safety on occupied sites.

Conservation & listed‑building considerations

  • Consent & liaison: For listed buildings we prepare full trial reports and method statements for conservation‑officer review and consent. All interventions follow minimum‑intervention principles.
  • Documentation: We supply photographic records of pre‑ and post‑treatment conditions and retain trial data and parameters used for each surface.
  • Reversibility & compatibility: Cleaning is undertaken so subsequent repairs and breathable finishes can be applied without compromising the fabric.

Typical workflow (detailed)

  1. Survey & analysis — condition survey, material identification, paint analysis, salt/moisture mapping and conservation‑officer consultation.
  2. Trial panels — establish TORC parameters (nozzle type, flow, distance), poultice mix, extraction rates and hand‑tool sequences; produce a trial report for approval.
  3. Controlled cleaning & paint removal — apply TORC cleaning across agreed sections, assist removal with hand tools and poultices, maintain continuous extraction and capture residues.
  4. Assessment & remedial works — inspect cleaned substrate, carry out desalination, consolidants or lime repairs where required.
  5. Fabric restoration — repointing, stone indents, brick replacement, moulding repair and lime plaster reinstatement to match original construction.
  6. Breathable finishing — prepare and apply limewash, distemper, silicate/mineral or mineral‑hybrid paints using agreed sample panels.
  7. Handover — provide full photographic record, trial reports, specification for follow‑up maintenance and certification for conservation records.
